Quick answer

The rent receipt generator turns your rent details into receipts your employer can accept for HRA. Enter the tenant, landlord, rent and months, then print or save them as a PDF and ask the landlord to sign each one.

Add the landlord’s PAN if the rent is above ₹1 lakh a year. If cash rent on one receipt is above ₹5,000, the landlord signs across a ₹1 revenue stamp. HRA exemption is available only under the old tax regime. You can still use the rent receipt generator to keep a record of rent paid.

How to use the rent receipt generator

How to use the rent receipt generator, step by step
  1. Enter the tenant and landlord. Use names exactly as they appear on PAN or other ID. Add the landlord’s PAN if yearly rent is above ₹1 lakh.
  2. Add the rented address. Give the full address with PIN code. It should match your rent agreement.
  3. Enter the rent and months. Choose one receipt a month, a quarter, or one for the whole period. The financial year runs from April to March.
  4. Choose how the rent was paid. Bank transfer, UPI, cheque or cash. Add the UTR, UPI reference or cheque number if you have it.
  5. Check the warnings. The rent receipt generator flags a missing PAN, cash receipts that need a revenue stamp and dates in the future.
  6. Print, sign and submit. Print or save as PDF, get each receipt signed by the landlord, and give copies to your employer with Form 124.

What a rent receipt must show

Employers and tax officers look for the same details on every receipt. The rent receipt generator puts all of them in:

  • Name of the tenant and the landlord
  • Address of the rented house or flat
  • Rent amount, in figures and in words
  • The period the rent covers (month or months)
  • Date of the receipt and a receipt number
  • How the rent was paid (cash, cheque, UPI or bank transfer)
  • Landlord’s PAN, if yearly rent is above ₹1 lakh
  • Landlord’s signature, across a ₹1 revenue stamp if cash rent on the receipt is above ₹5,000

Rent receipts and HRA in 2026

From 1 April 2026 the Income-tax Act, 2025 and the Income-tax Rules, 2026 apply. The HRA rules are broadly the same, with a few changes that matter for your rent receipts:

  • Old regime only. HRA exemption is not available under the new (default) tax regime. You must choose the old regime to claim it.
  • Form 124 replaces Form 12BB. You declare HRA, the rent paid and the landlord’s details to your employer in Form 124.
  • Relationship with the landlord. Form 124 asks whether the landlord is related to you. Rent to a relative is allowed only if it is genuine.
  • More cities at 50%. Bengaluru, Hyderabad, Pune and Ahmedabad now join Delhi, Mumbai, Kolkata and Chennai, where the limit is 50% of salary. It is 40% everywhere else.
  • Landlord’s PAN. Needed when the rent is above ₹1 lakh a year. If the landlord has no PAN, keep a signed declaration from them.

How much HRA is tax-free

The exempt part of HRA is the lowest of these three amounts, worked out for the months you actually paid rent:

TestAmount
1HRA actually received from your employer
2Rent paid minus 10% of salary (basic + dearness allowance)
350% of salary in Delhi, Mumbai, Kolkata, Chennai, Bengaluru, Hyderabad, Pune or Ahmedabad; 40% in other places

If you get no HRA but pay rent, you may be able to claim a smaller deduction instead (the old section 80GG, capped at ₹5,000 a month), again only under the old regime.

Revenue stamp on rent receipts

Under the Indian Stamp Act, 1899, a receipt for more than ₹5,000 paid in cash needs a ₹1 revenue stamp, with the landlord signing across it. The rent receipt generator adds a stamp box only on those receipts. Rent paid by cheque, UPI or bank transfer does not need a stamp. Some states have their own stamp laws, so check locally if you are unsure.

Paying rent to parents or a spouse

You can pay rent to a parent who owns the house and claim HRA, if the arrangement is real. Pay by bank transfer each month, sign a rent agreement, and make sure your parent shows the rent as income in their tax return. Disclose the relationship in Form 124.

Rent paid to a spouse is usually questioned, because spouses often live in the same home and share expenses. Claims like this are often refused.

Tips to make your HRA claim safe

  • Pay rent by bank transfer or UPI. A bank record is stronger proof than any receipt, even one from a rent receipt generator.
  • Keep a written rent agreement. Read our rent agreement format and rent agreement registration guide.
  • Use the same names and address in the rent receipt generator, the agreement and Form 124.
  • Ask the landlord to sign the receipts after the rent is paid, not in advance.
  • Keep the receipts and bank statements for at least six years.

Common mistakes to avoid

  • Leaving out the landlord’s PAN when rent is above ₹1 lakh a year.
  • Showing cash rent above ₹5,000 without a revenue stamp.
  • Claiming HRA while living in your own house in the same city.
  • Making receipts for months when you did not pay rent.
  • Choosing the new tax regime and still expecting HRA to be tax-free.
  • Changing a rent receipt generator printout by hand after the landlord has signed it.
Is a rent receipt generator receipt valid for HRA?

Yes. A rent receipt does not need a special format. What matters is that it shows the right details and is signed by the landlord. Receipts made with the rent receipt generator include all the usual details; you only need to print them and get them signed.

When is the landlord’s PAN needed?

When the rent you pay is more than ₹1 lakh in a financial year (about ₹8,333 a month). Without it, your employer may refuse the HRA exemption. A landlord with no PAN should give a signed declaration.

Do I need a revenue stamp on a rent receipt?

Only when the rent on that receipt is paid in cash and is more than ₹5,000. Payments by cheque, UPI or bank transfer do not need a stamp.

Can I make one rent receipt for the whole year?

Yes. Many employers accept one receipt for a quarter or a year. Some ask for monthly receipts, so check with your HR or payroll team first. The rent receipt generator can make either.

Can I claim HRA under the new tax regime?

No. HRA exemption is available only under the old tax regime.

Do I need a rent agreement as well as receipts?

It is not always demanded, but it is strong proof, especially for large rent or rent paid to a relative. Employers and tax officers often ask for it.

Where can I get a ready-to-use rent agreement?

Use the CIVL rent agreement format. It covers the 11-month agreement, stamp duty and registration, and pairs well with receipts from the rent receipt generator.

Need the rent agreement too?

Get the residential rent agreement format. If your landlord holds back the deposit when you leave, use the security deposit refund notice. Questions? Ask CIVL.
